Case Study: Allenby House
When I was asked to lend a hand with Allenby House, it had been on the market a while. The property had lots of showings but no bites so it was my job to figure out how to change that and get an offer in.
We got this work done in the few hours between the call and the next showing with the reward being an offer within 48 hours of these changes! In the process, the owners invited me back to help them choose a color palette and fixtures for the new house so stay tuned for that.
It was a gorgeous 4 bedroom home with a fully finished basement and lovely patio area backing onto a wooded park. The layout was bright an airy, yet welcoming at the same time.
As I went through the pictures I found myself admiring the furnishings and finally after the 4th time through saw the problem. The house was magazine perfection. So how is that a problem?
This house was a classic case of: its beautifully decorated therefore it doesn’t need to be staged. (Spoiler: not true)
Upstairs we made huge changes to the bedrooms by simply moving furniture. Ideally, I would have liked to have painted as well since the colors were bold, but that wasn’t able to be done at this time.
In all the rooms, the beds were against the window wall so we moved the nightstand between and contrary to what you may expect, the rooms appeared larger. In the pink room, the dresser was crammed beside the window. By moving it across the room, the buyer was now able to see how large the bedrooms were.
In the basement there was a long narrow media room where the kids congregated to play video games and watch TV. Again, we simply moved furniture around creating 2 defined areas, each big enough for a crowd of teenagers.
Upon entering Allenby House via the front door, your eye was drawn immediately to the dining room which had 2 bold pieces of art. While stunning, were distracting to the buyer. Instead of seeing the spacious room and large bright window, you admired this artwork. We switched these pieces out with something more neutral as you can see below.
